This bank came very highly recommended to me by my builder who does a lot of business with them. They seemed great at first but I found out very quickly that they are extremely unknowledgeable and unwilling to work with their clients. I got an approval contingent on me selling my home. I ended up with a rent to own offer and they told me there was absolutely no way they could make it work, I came up with multiple different options that should have worked no problem and still, they couldn't help me. I spent the whole next day talking to many different banks and it turns out, every single on of them could get my an approval and could work with any of the multiple options I had provided to Garden Plain and almost all of them knew of a Fannie Mae program designed just for situations like mine that allow you to a rent a property and still purchase a new one. I had an approval within a couple of hours and I close in two weeks. Easy as pie once Garden Plain wasn't in the picture.
